Signs Your Roof Needs Attention
Most roof problems start small and get expensive fast. Here's what to look for during a seasonal check and when it's time to call a roofer.
Why it matters
A roof problem rarely stays contained to the roof. Left unaddressed, a small leak or missing shingle can lead to water damage in your attic, ceilings, and walls — repairs that cost far more than catching the issue early.
How often to check it
A visual inspection from the ground once a year — plus after any major storm — is enough for most homes. Roofs over 20 years old, or in areas with harsh winters or frequent storms, are worth checking more closely, ideally by a professional.
What to look for
From the ground with binoculars, look for missing, cracked, or curling shingles, granules collecting in your gutters, dark streaks or moss patches, and any visible sagging along the roofline. Inside, check your attic for daylight coming through the roof deck or damp insulation.
When to call a professional
If you spot any of the signs above, or your roof is approaching the end of its expected lifespan (typically 20–30 years for asphalt shingles), get a professional inspection rather than climbing up yourself — roof work is genuinely dangerous without the right equipment.
